Chapter 02 — Real Estate
The worst house on the street is my favorite thing to buy.
Ten years of buying what other people walk away from — hoarder houses, dilapidated shells, impossible listings — and returning them as the best home on the street.
The record
Thirty-plus properties. One appetite.
Over ten years of investing I've owned more than thirty properties — and many more doors once you count the multi-unit buildings — held across a family of investment entities I've founded or co-founded. Single-family rentals, multi-family buildings, land, and the renovations in between.
The throughline is simple: I buy the property nobody else can see past. The hoarder house. The shell with the caved-in ceiling. The listing agents apologize for. Those homes have the most distance between what they are and what they could be — and that distance is the whole business.
Pando Properties
Roughly fifteen times now, worst-to-first.
Pando Properties is the renovation partnership I co-founded — the crew behind roughly fifteen complete rebuilds. Not paint-and-carpet flips: full-scale rehabs that take a condemned-feeling property down to what's worth keeping and rebuild it into a genuinely high-end home.
Before-and-after photos from those projects are coming to this page — the kind where you'll scroll back up to check it's the same house.
